Home Buyers – Understanding the New GFE and HUD 1
Tuesday, January 19th, 2010A Happy For Sale By Owner Customer – Go FSBO
Wednesday, October 14th, 2009From: Robert BonGiovanni To: Debbie Kent Sent: Wednesday, September 23, 2009 5:26 PM Subject: A short but “to-the-point” testimonial…
Hello Debbie,
I thought I would take a moment to write you this email (testimonial) to thank you for your services in helping us sell our home (receiving an offer, 1 day after listing).
I must say, from the very onset of listing my home (Potomac Falls, Northern Virginia) you performed flawlessly. You took my copy (edited it where appropriate) along with my pictures and listed the property on the local Multiple Listing database and Realtor.com within 24 hours, which I thought was incredibly fast given that it was a Friday. The very next morning I received 3 calls from local realtors wanting to view my home. On Sunday, 2 more viewings, receiving a “solid offer” from one of them.
From that point on, your help with reviewing the contract, inspection, purchasing the Home Warranty policy, along with many other small issues proved immensely helpful to both of us given our shortened closing time. You were ALWAYS there for us even after working hours and I truly appreciated that.
As a result of your help and assistance we experienced a short and “highly successful” sale.
If I had to, I would do it over exactly the same way with you as our real estate adviser.
As a result, I have recommended you to ALL of my friends and associates in the event they are thinking of selling their homes in the future. How could they go wrong??
We not only saved a huge amount of money on commissions, but we also had a “true real estate professional” at our side throughout the entire process. Thank you once again for your work Debbie.
Sincerely,
Rob BonGiovanni
Flat Fee vs Full Service MLS
Wednesday, September 30th, 2009What is the difference if a seller goes with a Flat Fee Discount Realty Service for MLS or a Full Service Company for MLS?
With the Flat Fee, you usually pay somewhere between $250 – $700 to have your home placed in the MLS by a Listing Agent and then you will usually pay a 3% commission to the Selling Agent that brings in the buyer.
- The Seller will do their own flyers or you can pay the discount real estate company or For Sale By Owner Company a small fee to do them for you.
- The Seller will hold their own open house. The dates and time can be put into the MLS for all to see.
- The Seller will be the point of contact for the Selling Agent regarding showing the home and any questions they may have.
- The Selling Agent will present the purchase offer to the Seller.
- The Seller will then hire an attorney to review the contract or many of the discount companies will charge another small fee to handle the contract review and assistance to get you to closing. www.GoToFSBO.com charges $475
With the Full Service listing, you will pay the Listing Agent 3% to put you into the MLS and then another 3% to the Selling Agent.
- The Listing Agent may do flyers for you
- The Listing Agent may hold an open house for you.
- The Listing Agent will be the point of contact for the Selling Agent regarding showing the home and any questions they may have.
- The Listing Agent will go over the purchase offer with the Seller and handle the details up to closing.
You decide if showing your own home and doing your own flyers is worth 3% of your home’s equity.
Either way – flat fee listings and full service listings all go into the same MLS system and can only be entered in by Realtors.
